Plenty of activities surround the home in winter as well. Snowmobilers have instant access to the Juneau County snowmobile trails which are right in the backyard. If you are looking to ski or snowboard, Cascade Mountain is only 35 minutes away and Christmas Mountain a mere 25 minutes from the home. Trails along the lake make for great snowshoeing. Several sledding hills are nearby along with cross-country skiing and sleigh rides. After a long day of playing hard in the snow, relax with a cocktail by one of the 2 cozy indoor fireplaces

1. PAYMENTS
Your payment for the advance deposit can be made by MaterCard, Visa or Discover over the phone and funds are charged immediately. We can accept a check or money order on the reservation if it is far enough in advance that we can receive it and it clears before your arrival. All payments are due 30 days prior to arrival. For reservations less than 30 days before arrival, payment in full will be required at time of booking.

2. SECURITY DEPOSIT
All security deposits can be taken as a hold on a credit card, that will be released 72 hours after departure, or you can leave a check that will be mailed void back to you after the stay.

3. CANCELLATIONS
Cancellations must be made at least 30 DAYS prior to the arrival date to receive your deposit back less a 10% cancellation fee. On cancellations made 30 DAYS or less from arrival your will forfeit all monies. Sand County Services does not offer refunds for inclement weather, flight delays or cancellations, road conditions, power outages, or other personal issues. In extreme emergencies such as broken pipes, Management reserves the right to cancel the reservation or substitute another available cabin with Occupant agreement.

4. HOUSEKEEPING
All cabins will be cleaned by our staff and the fee is included in your Vacation Rental Agreement under Payments. (Housekeeping does NOT include washing dishes, these remain the responsibility of the Occupant). If your cabin is left exceedingly dirty or flooring stained etc., there may be an additional cleaning charge incurred. Sand County Sand will provide toilet paper in each bathroom. However, the supply is limited, and we recommend you come prepared with additional paper products.
ALL CABINS are privately owned, furnished, and equipped for the Occupant's enjoyment. Pillows and some blankets are provided. We provide sheets, towels and pillowcases, washcloths, kitchen towels bath towels, toilet paper, bar soap and garbage bags. Linen exchanges are available at the SCS office.

5. PETS
There are NO pets to be in the cabins OR on the premises. Violation will result in forfeiture of Security Deposit and immediate termination of the Rental Agreement. Occupant(s) will be 100% liable for any cleaning or repairs resulting from allowing pets on the Premises.

6. RULES; REGULATIONS; NO COMMERCIAL USE
MAXIMUM NUMBER OF GUESTS 16/Quiet Zone Hours
The maximum number of Occupants and their guests may not exceed the amount stated on the front of this Vacation Rental Agreement. For the benefit of our neighbors, we ask that you are courteous and quiet. For that reason, all noise must cease by 10:00 PM. No outside music. No Fireworks, No firearms. No glass/bottles allowed on pier. Failure to comply with maximum number of Occupants and their guests and noise curfew will result in immediate removal from the Premises and forfeiture of all rents and Security Deposit. Too many guests in a cabin are a HUGE strain on the septic/sewer system.

7. SMOKING
ALL cabins are NO SMOKING cabins. NO EXCEPTIONS! If you smoke outside, please keep doors closed and pick up after yourself. IF cabin is left with a smoke smell, Occupant(s) will be 100% liable for any cleaning or repainting resulting from smoking on the Premises.

8. KEYS/DIRECTIONS TO CABINS
Occupant must pick up your keys as well as directions to the cabin at our office. If your arrival is outside of our normal office hours, our office maintains a lock box for after hour key pickup. If you will be arriving after hours or on a day that we are closed, you will receive instructions for accessing the lockbox upon payment in full of your rental fee. Please only prepaid reservations for after hour key pick up. There will be a $25 fee for after hour lockouts.

9. MISHAPS
We are not responsible for inconveniences due to the elements. In the event that a problem occurs, we will do everything possible to solve any problems in a timely manner. We are not responsible for appliance failures or power outages. We are not responsible for frozen pipes. Do not ask for a discount or return of rent. Please know that we will do everything possible to solve any problems.

10. SUBJECT TO CHANGE
All information in any marketing is believed to be accurate but is not guaranteed. Prices and amenities are subject to change without notification. Sand County Services will do the best to describe the house to the guest over the phone as well as on our website. We will not be held responsible for any misconceptions guest may have regarding the house.

11. PERSONAL PROPERTY AND INJURY
Occupant's or guests' personal property, including vehicles, are not insured by owner or, if applicable, HOA against loss or damages due to theft, fire, vandalism, rain , water, criminal or negligent acts of others, or any other cause. Owner does not insure against personal injury to occupant, guests, or licensees due to any reason other than the condition of the premises
*****INDEMNITY AND HOLD HARMLESS
Guest agrees to use the rental property at his/her own risk and agrees that any risk associated with use of the rental property, and its contents and the lake is born solely by Guest. Guest agrees to waive, hold harmless and release Homeowner from any and all liability arising out of the Guest and his/her Rental Party’s use of entire property, its contents, and the lake. This waiver and agreement to hold the Homeowner’s harmless from any and all liability includes the entire use of the property, and includes but is not limited to, it contents, including but not limited to the lake, and the lake docks.
Guest also agrees to release, defend, indemnify, and hold Homeowners harmless from and against any claims, liabilities, damages, losses, and expenses. Including without, limitation, reasonable legal and accounting fees, arising out of or in any way related to Guest and his/her Rental Party’s use of the rental property, it contents and the lake. This agreement to release, defend and indemnify, and hold harmless includes the entire use of the property and includes but is not limited to, it contents, the lake, and the lake docks.
